Market Analysis

The Accra market

New apartment supply and fit-out activity in Accra support the project line in principle, but we found no count of new units, no fit-out spend per unit and no kitchen replacement rate. Demand for projects therefore has to come from pipeline evidence: developers, contractors, hotels and referrals.

The plant would compete on three fronts. Imported flat-pack sets the price for catalogue items, with Kitea Ghana as the clearest local price list. Small local makers compete on custom kitchens and closets. Luxury importers sit above the plant's range.

CompetitorWhat they offerRelevance
Kitea GhanaFlat-pack furniture, published GH¢ pricesPrice floor for catalogue items in the recommended plan
Local makers (e.g. Kpogas, Furnart, Kingdom Furniture)Custom kitchens, wardrobes, office furnitureCompete for projects; listed in 2021, status to confirm
BG FurnishingsLuxury furniture and kitchens, largely importedAbove the plant's price range
Imported flat-pack online (IKEA on Upfrica)Imported flat-pack, delivered in GhanaPrice reference; prices not confirmed

The market view rests on desk research and published price lists; a field survey in Accra would strengthen it. No further market data is coming from the client, so the plan's volumes stay assumptions.

Price position

Where the prices sit against the market

The client's prices tell two stories, depending on the reference. Against Kitea Ghana, the closest flat-pack price list, the closet, vanity and drawer units are close or cheaper, while the desks and the wall shelf are 37–49% dearer. Against the average Accra price, the closet and the desk are more than twice the market, and projects sit a third above the Accra guide.

Client = the client's item cost × 1.6. Small figures = the client's price above (+) or below (−) that reference. Kitea Ghana: kitea.com.gh, 5 November 2026. Accra averages: wardrobe and desk benchmarks (LatestCost 2026); projects: the Accra guide, GH¢1,800 per m². Cabinets have no Kitea comparable.

Base keeps the client's prices and expects fewer desk and shelf orders, in proportion to their gap to Kitea. The gap to the Accra average and the Accra guide applies to the recommended plan too: its closet is priced at Kitea's $557 and its projects at $201 per m². That is the price risk both options share, and why the study asks for a price test before machines are bought.

In the recommended plan each item is priced at the higher of our production cost × 1.6 and the comparable Kitea Ghana price (kitea.com.gh, 5 November 2026, at GH¢11.64 to the dollar). For 14 of the 16 items with a Kitea comparable, Kitea is the higher figure, so the plant sells at the local flat-pack market level rather than above it. The same price risk applies: Kitea itself sits well above the Accra average.

Demand

Volume and revenue by line

The client's plan builds on fitted projects at $205.7 per m², reaching 300 m² a month, with an online catalogue reaching 20 orders a month at an average of $199.2 an order. Base keeps the project volume and lowers online orders to 18.1 a month, for the desks and shelves priced above Kitea.

Fitted projects carry 92.5% of year-5 revenue. The online catalogue stays small at the client's prices.

The recommended plan keeps the project volume (1,500 m² in year 1, then 3,600 m² a year) at $201 per m² in year 1, rising 3% a year. It adds hotel and serviced-apartment room packages (net of the 10% maximum discount) and charges installation separately. Online demand follows a visitor-and-conversion model: about 1.0% of visitors buy in year 1, rising to 1.5% by year 5.

What this means

Demand is the deciding factor

Our reading

The factory's weakness is sales capability: the price a new brand can hold, and the project and B2B volume it can win. Neither can be confirmed from the data available today, which is why the study asks for a price test before machines are bought and an order-book target at months 12–18.
